COMPANY: Fairway Management, Inc

TITLE: Executive Regional Director (multi family affordable housing)

LOCATION: Georgia region which includes the states of GA, SC and Northern FL

SCHEDULE: This role has flexibility to work from home, however 10-15% travel (some overnight) within the region is required!

Position Summary/Purpose:

Provide leadership, guidance and oversight of the Regional Manager Team covering a designated portfolio. The Regional Director is responsible for supporting and executing the company’s objectives by ensuring financial, operating and compliance standards are met in the Region.

Essential Functions:

  1. Ensure that FWM goals are communicated properly, with all employees being fully engaged and interests aligned with goals. Regularly meet with Regional Manager team to set direction and priorities.
  2. Review and recommend changes to the operation structure to increase the efficiency, effectiveness, and profitability of the organization.
  3. Ensure all FWM approved training programs, practices, procedures, and policies are being effectively executed throughout the Regions; propose and develop new procedures, practices and initiatives with the approval of VP of Operations.
  4. Work with owners to identify long term goals and objectives. Be responsive to owners needs, goals and objectives
  5. Coordinate Regional Operations with HR, IT, Accounting, Leasing and CIG.
  6. Monitor achievement of properties in the region against financial objectives. Work with Regional Managers to correct unfavorable variances and improve NOI.
  7. Manage annual budget preparation process with Regional Manager team; ensure regional portfolios meet expectations.
  8. Manage Capital improvement presentation.
  9. Coordinate departments during operational set up of new properties, initiate functional Kickoff Meetings, act as Regional Coordinator with Development and Construction on new projects.
  10. Represent the Regionals as necessary in meetings and interactions with other Departments.
  11. Works with Construction and Development on design and functionality of new projects, communicate and coordinate with VP of Operations.
  12. Develop relationships with state agencies and stay on top of any agency changes then making adjustments to internal policies as needed. Work directly with State agencies on training opportunities.. Work closely with Compliance team to ensure compliance standards are being met.
  13. Assess company morale and work closely with HR and VP of Operations to develop and implement programs to increase engagement.
  14. Provide mentoring, leadership, training, and development to the Regional Manager team to ensure optimum productivity, responsible for recruiting for the Regional Manager position and performance management of the Regional Managers.
  15. Work directly with Compliance Specialist/Director of Compliance to ensure SOP is maintained and updated as needed with current information following all IRS and State Agency guidelines. Plan and organize the roll out to the field.
  16. Assume other responsibilities as assigned by the Director of Operations

Essential Knowledge, Skills and Abilities:

  • Advanced knowledge of all affordable program types required
  • Advanced knowledge of all aspects of property management
  • Knowledge of financial reports of budgeting and expense control
  • Ability to work well independently and with others
  • Excellent verbal and written communication skills
  • Prior supervisory responsibility - Advanced

Minimum Education/Equivalent Experience Requirements:

  • College degree in Business or related field preferred, but will consider commensurate experience
  • Minimum of 3 years direct supervisory experience
  • Minimum of 4 years property management experience and compliance experience in the affordable housing industry, preferably LIHTC
